SydneySlice provides the following 4 service options:

Option 1 - Search, Evaluation and Negotiation Service

Our Search, Evaluation and Negotiation Service includes the following:

  • Brief: we conduct a comprehensive briefing session with you to define your property requirements.
  • Search: extensively across your target market for all properties that meet your criteria using our extensive industry network.
  • Locate: we personally inspect all properties that meet your requirements saving you time and disappointment by eliminating properties that do not suit your requirements.
  • Present: we present potential properties to you by providing written reports and arrange inspections at your convenience.  We arrange for inspections of selected properties at your convenience. For overseas buyers we provide digital photos and videos.
  • Evaluate: once the right property is found we conduct a market analysis to determine the true market value of the property. 
  • Negotiate: we use our professional negotiation skills to negotiate aggressively on your behalf for private treaty sales, pre-auction and post auction sales. We usually attempt to purchase a property prior to the auction date. However, should it proceed to auction, we will bid at the auction on your behalf.
  • Other Services: we will arrange all related services, such as building and pest inspections and strata searches, property managers for investment properties, lawyers, mortgage brokers, tax consultants and insurance if required. All external consultants fees are at client's expense.
  • Post Exchange Service: we will maintain contact after exchange of contracts up to final settlement to ensure everyhting runs smoothly.

Option 2  - Evaluation and Negotiation

If you would like to conduct the property search yourself or if you have already found a property and would like SydneySlice to conduct a market evaluation and the negotiations, we will provide the following services:

  • Inspect: we will conduct a detailed property inspection;
  • Evaluate: once the right property is found we conduct a market analysis to determine the true market value of the property. 
  • Negotiate: we use our professional negotiation skills to negotiate aggressively on your behalf for private treaty sales, pre-auction and post auction sales to obtain the best possible price.  If the property you are interested in is to be auctioned, we will usually attempt to purchase the property prior to auction date. However, should it proceed to auction, we will bid at the auction on your behalf.
  • Other Services: we will arrange all related services, such as building and pest inspections and strata searches, property managers for investment properties, lawyers, mortgage brokers, tax consultants and insurance if required. (All external consultants fees are at client's expense).
  • Post Exchange Service: we will maintain contact after exchange of contracts up to final settlement to ensure everyhting runs smoothly.

Our Evaluation and Negotiation Service is available in relation to ONE property or for THREE properties within a six-month period.  

Option 3  - Bidding at Auction

SydneySlice offers an Auction Bidding Service to take the stress and emotion out of purchasing property at auction.  This service can save you money by using an experienced bidder who is familiar with auction tactics and by removing the emotional pressure to overbid for a property. 

Our auction bidding service includes the following service:

  • Inspecting your nominated property
  • Preparing the required Authorities
  • Meeting with you prior to the auction to sign Authorities, set your price limits and discuss bidding tactics
  • Attending the auction and bidding on your behalf at the auction
  • If successful at auction executing the contract on your behalf.

Option 4- Vendor Advocacy Service

Our Vendor Advocacy Service manages every aspect of the sales process on your behalf.   Selling a property can be a time consuming and stressful process. We specialise in being the intermediary – providing advice on the sales strategy, the market value of the property and assisting in the decision making when appointing a sales agent.

Our Vendor Advocacy Service includes the following:

  • Inspect: we will conduct a detailed inspection of your property.
  • Evaluate: we will perform a market analysis to ascertain the true market value of your property.
  • Advise: we will advise on the best method of sale - auction, tender or private sale.
  • Recommend & Select: we will recommend the most appropriate Selling Agents, obtain Selling Agent appraisals and manage the selection process.
  • Prepare: we will assist with the preparation, presentation and styling of your property.
  • Advise: we will negotiate with the Selling Agent on your behalf to minimize the selling commission and marketing costs.
  • Arrange: we will arrange for the Contract of Sale to be prepared on your behalf.
  • Represent: we will act as the main point of contact with the Selling Agent and ensure you are kept fully informed on a regular basis throughout the sales campaign.
  • Advise: we will assist and advise on auction strategy or offers and negotiation for private treaty sale, as appropriate.
  • Post Exchange Service:- we will maintain contact after exchange of contracts up to final settlement to ensure everything runs smoothly.
