RBA Raises Interest Rates Again – What Does This Mean for Sydney's Property Market?

November 2026

The RBA has announced a further 0.25 percentage point increase in the official cash rate, taking it to 4.85%, as inflation continues to place pressure on the Australian economy.

The latest increase, the fifth this year, comes as annual inflation rose to 4.3% in September, reinforcing concerns that inflation is proving more persistent than anticipated.

For Sydney's property market, higher interest rates are likely to influence buyer confidence, borrowing capacity, property prices, rental returns and investment decisions.

What Does This Mean for Sydney Property Prices?

Higher interest rates generally reduce borrowing capacity and increase mortgage repayments, placing additional pressure on buyers and potentially limiting how much they are prepared or able to pay.

Sydney's property market is not uniform, however. While some segments are more sensitive to interest rate movements, prestige properties and tightly held locations may prove more resilient, particularly where buyers have substantial equity and are less reliant on finance.

We are already seeing a more cautious approach from buyers, with greater emphasis on property value, due diligence and realistic pricing.

Opportunities for Buyers

While higher interest rates can create uncertainty, they can also present opportunities for buyers who are financially prepared.

Reduced competition, longer selling periods and more motivated vendors can create favourable negotiating conditions.

For buyers, particularly those looking in Sydney's Eastern Suburbs, Lower North Shore and Inner West, this may be an opportunity to secure a quality property without the intense competition experienced during stronger market conditions.

However, careful property selection and an understanding of current market values remain essential.

What Does This Mean for Sellers?

For homeowners considering selling, realistic pricing and a well-executed marketing strategy are increasingly important.

Properties that are priced appropriately and presented well can still attract strong interest. However, vendors relying on prices achieved during more buoyant market conditions may find buyers less willing to meet their expectations.

With the Christmas and New Year period approaching, sellers should also consider the potential impact of reduced market activity over the holiday season.

What Does This Mean for Sydney's Rental Market?

Higher interest rates place additional financial pressure on property investors, particularly those with substantial mortgage commitments. As borrowing costs increase, landlords may face reduced net rental returns and greater pressure to offset rising holding costs.

However, while landlords may seek to increase rents to compensate for higher mortgage repayments, rental prices are ultimately determined by tenant demand, affordability and the availability of competing properties.

Sydney's rental market is becoming increasingly divided, with markedly different conditions at the lower and upper ends of the market.

At the lower end of the rental market, competition remains strong, with limited affordable housing options continuing to place upward pressure on rents. A slowdown in investor activity following the Federal Budget, combined with higher borrowing costs, will further constrain the supply of rental properties, adding to affordability pressures for tenants.

In contrast, at the prestige end of the market, we are seeing a growing trend among property owners who are choosing to defer selling until market conditions improve, instead placing their properties on the rental market. This has contributed to an increase in the supply of high-end furnished properties and a resulting softening of this segment of the market.

In the prestige and furnished executive rental market, the pool of prospective tenants is typically smaller and more selective. With an increasing number of properties available, tenants can afford to be more discerning, placing additional pressure on landlords to ensure their properties are competitively priced. This is particularly relevant as we approach the traditionally quieter Christmas and New Year period, when tenant enquiry levels can soften and vacancy periods may extend.

At SydneySlice Executive Rentals, our focus is on maximising rental returns while minimising vacancy, through accurate market pricing, targeted marketing and careful tenant selection.

Our View at SydneySlice

Interest rate increases do not affect every property, buyer, seller or landlord equally.

For buyers, changing market conditions may create opportunities to negotiate and purchase well.

For sellers, accurate pricing and a clear understanding of current buyer sentiment are critical.

For landlords, increased competition in the prestige rental market makes realistic pricing, effective marketing and minimising vacancy more important than ever.

At SydneySlice, we believe that changing markets create opportunities for those who are well informed, realistic and prepared to act strategically. Whether you are considering purchasing, selling or leasing a property, our team can provide independent advice and practical insight into Sydney's evolving property market.
